Glade Lawn is one of the older properties in the area and as such has some lovely and quite distinctive character features which have been retained by the current owners.

The property is deceptively spacious with almost 6,700 sqft of accommodation. The layout is very adaptable and would be ideal for a large family with 6 bedrooms having en-suites and 6 reception rooms giving plenty of space for everyone. It is also worth noting the potential annex which can be accessed via the rear door through the boot room and the secondary staircase – again adding to the flexibility here. The kitchen/breakfast room is nicely fitted and opens to the family room which very much makes it the hub of family life.

Electronic security gates open onto a long gravelled driveway that sweeps around the garden and up to the front of the property where there is ample parking for several cars.

The front garden itself is quite extensive and is laid largely to lawn but has some lovely mature borders and trees providing a good deal of privacy from both the road and the neighbours.

Access runs around both sides of the property to the rear gardens. Immediately outside of the property is a very wide terrace which enjoys views over the garden and has steps leading down on to the lawns. At the bottom of the garden is timber summer chalet with sauna, sun deck and hot tub. Behind this area is a small vegetable/herb garden.

The Kingswood estate has quite a history behind it and was even mentioned in the Doomsday Book but the village and estate as we now know it started to take shape under the auspices of Cosmo Bonsor in the late 1800's and early 1900's. An astute businessman, Director of the Bank of England, and Vice Chairman of The South Eastern Railway Board, he was instrumental in bring the train line to Kingswood. In the 1920's a large tract of land was acquired by a Liverpool based building company called Richard Costain & Sons who went to offer 'Distinctive Homes built to owners requirements from £1,250 to £5,000'.

The area now is one of the most exclusive and sought after. Whilst the village has a number of local shops and a great pub more extensive shopping facilities can be found in the nearby towns of Epsom and Reigate and the nearest Waitrose supermarket is just 3 miles away in Banstead.

Locally there are some great opportunities to work on your golf handicap with two great clubs nearby and the local tennis club is actually just a down the road. The wider area has a number of leisure centres, cinema complexes, theatres and health clubs and there are miles of beautiful country walks nearby.

Trains run from Kingswood village to Waterloo on a regular basis and junction 8 of the M25 is just over 3.5 miles away.
