A major blueprint for the future of Belvedere is set to be developed as Bexley councillors consider how to regenerate the area.

Bexley has already started putting its ambitious growth strategy – a vision of 31,000 homes and 17,000 jobs by 2050 –  into fruition in Thamesmead and Erith, and is now looking towards Belvedere.

The town has been earmarked for major changes, with experts at the council suggesting scope for up to 8,000 new homes.

According to a new report, development would happen “over many years”, with councillors poised to take the first steps by developing a masterplan.

Land surrounding the station is being eyed up as the first to be developed, and would become “key in setting the standards for change”.

Officers said in the report: “In addition, as part of the council’s case for the extension of Crossrail from Abbey Wood to Ebbsfleet it is becoming increasingly important that we can evidence how that critical opportunity to transform the borough’s transport infrastructure will enable real regeneration and housing delivery in the vicinity of stations.”

The council has bid for £150k from the Greater London Authority to develop a masterplan, and to investigate the best way to regenerate the area.

Masterplans are often adopted by local authorities, highlighting where developments should be undertaken and guiding developers.

Councillor Daniel Francis, the leader of Bexley Labour and ward councillor for Belvedere, said:  “We have supported the principle of redeveloping the land around Belvedere station in order to bring new homes including much-needed social homes.

“However it is important that any proposals ensure suitable facilities for health and education are provided.

“We appreciate these proposals are at an early stage but will be urging the council to ensure that the local community including local traders are fully involved in options available to them and the development of what the area around Belvedere station will look like in the future.”

Safeguarding a modern building for the Belvedere Family Resource Centre is a priority, officers have already confirmed in their report.

Growth will need to come with “excellent infrastructure, including Crossrail”, officers have said, as well as affordable housing and public realm revamps.

Bexley is focussing its growth in the north of the borough, mainly Slade Green, Erith, Belvedere and Thamesmead, as it continues to press for Crossrail to be extended past Abbey Wood and out to Ebbsfleet.

Cabinet member for growth, Cllr Louie French, said: “It’s key that we manage future growth in Belvedere the same way as other parts of the borough, to ensure we achieve the best results for local people and business.”
